Mobile Homes

While mobile homes have always been cheap compared to similar sized “stick-built” homes, they come with a stigma of poverty, poor construction and sketchy neighborhoods. Today’s mobile home is going in the face of this image with luxurious appointments, stylish exteriors and quiet, firmly middle and upper class neighborhoods. Many companies are now producing “eco-friendly” mobiles, with materials and appliances that conform to sustainable, energy-efficient practices. Many homes come with bonuses like patios, sheds, additions and amply-sized rooms that allow one to entertain easily.

Legislation has taken some time to catch up with mobile homes so that there are standards for their construction, but now there are laws in place that require manufacturers to make their homes as soundly as they would build a traditional home. The U.S. Department of Housing and Urban Development (HUD) has a Manufactured Housing Program that is dedicated to improving the quality of manufactured housing, including mobile homes.

Mobile homes that are built to housing standards, with multiple amenities are now proving to turn a profit. There are more and more people realizing a gain in equity with their mobiles. Mobile homes on owned land tend to go up in equity, especially with add-ons like sheds and other amenities that make the property more valuable as a whole. Property taxes for mobiles are lower because mobiles have a lower assessed value than stick-built.

Another way mobile homes save you money is their relatively low cost of maintenance. Replacing furnaces, roofs and the other bits and pieces essential to a comfortable home life costs much less for a mobile than a similarly sized stick-built home. Despite the lower cost, it is quite possible to have the same amount of comfort in a mobile home as a stick-built.

Owning a mobile in a park can have its advantages as well. One big advantage with mobile homes is the ability to have a home in a desirable area that is much lower in cost (including pad rental) than a stick-built home or a condo. If you are renting a pad, your costs can be even lower. Property taxes are paid by the owner of the land where your pad sits on, so they are much lower. Maintenance is often done or hired out by the owner and paid for by your pad rental fees. You can even use the park as a “stopping off place” for your mobile while you save up for the mortgage on a piece of land tha 1000 t you can remove the mobile to, to serve as either a permanent or temporary residence.

Mobile homes are not the shoddily built “tin cans” of yesteryear. They come in a surprising number of styles and can be built to satisfy the strictest quality guidelines. By shopping carefully and having a long-term plan, you can make your mobile home into a moneymaker instead of a money pit – and have a comfortable, attractive residence in the interim.

Who has never dreamt to buy a wonderful house? Not an apartment or a simple house, I am talking about big, bright and beautiful houses, maybe with a pool and obviously located in some prestigious area?

This is certainly the dream of many people, but for many it will be forever a dream. Then, if somebody was hoping that with the crisis, prices would have fallen down, unfortunately he has been disappointed. There were some lowering, in fact, but they have been quite small, especially in Italy. In the rest of Europe, prices have fallen with more decision; this could be a good time for those who wish to take advantage of real estate sales in London. And this way, going on holiday in the British capital is even more fascinating, without being subject to rules and schedules of the hotel. There are a lot of real estate agencies in Italy that deal with finding property abroad for their customers.

But even in Italy offers do not lack. Prestigious buildings in all our beautiful cities are several; you just should rely on the right property agency, able to discover a world of comfort.
There is air of crisis, therefore, also in the real estate market, especially abroad. There are a lot of large and beautiful houses, often belonging to celebrities, who have serious difficulty finding buyers. In the U.S. the most affected by the crisis, the real estate market in California is practically cornered since at least a year, and now there is a big risk of severe crisis also in other two well-known markets.
The first is the high bracket of Manhattan, which once was believed to be impervious to any crisis or failure of the economy. This market has spent almost the last quarter of 2008 to revitalize and reduce their prices in order to sell. In the end, the owners had to sell their dream houses for half of their value.

But these were the fortunate owners, because for example other property, that once would have been sold at very crazy prices, and now are on the market at very low prices and despite all still remain unsold. Unfortunately still for some time the high-end luxury property market will probably continue to weaken because on one hand there are the owners that in hard times, like what we are experiencing, have need for some fast cash and on the other hand there are users who can not spend and that avoid too risky investments.

Another real estate market heavily at risk is that of London, whose value of luxury properties in the 9 most expensive 1000 districts fell by 17% over last year, a heavy data. Just like New York, London is a major financial center and as a result of the crisis, a lot of managers and senior management in the banking, financial and insurance sector and in industries and activities related have lost their job and this had a decisive impact on the market. The number of houses and apartments for sale for at least a million pounds compared to last year decreased by 49% compared to those of 2007, and it is bitterly expected that the value of luxury accommodation in London can reduce up to 30%, thus inflicting a fatal blow to the whole real estate market.

The crisis will not last forever, and financial sectors probably and cautiously will recover, but for the moment the real estate market is experiencing this great crisis, and for those who put some money aside, this would be a good time to buy a beautiful home spending much less money than the real value of the property.

Foreclosed Home Auction Inventories

The bankruptcy filing by 100-year-old U.S. auto giant General Motors is expected to close car dealerships, eliminate more jobs and add more distressed homes to foreclosed home auction inventories across Michigan and other states.

Long before there were foreclosed home auction inventories in California, Florida, Nevada and other foreclosure-battered states, lenders had been foreclosing homes in Michigan since 2005 as the auto industry struggled to sustain its operations. Real estate agents even observed that many houses in foreclosed home auction inventories in some parts of Detroit were selling at price levels lower than the prices of new cars.

Now that GM has filed for bankruptcy, another round of foreclosures is expected to fill foreclosed home auction inventories in the Detroit area, especially in suburban areas.

The situations of struggling commercial real estate projects and related businesses are also expected to worsen as GM and Chrysler restructure their operations to become leaner but viable enterprises.

The developer of Saint Regis Hotel in Detroit has already defaulted on a commercial loan. Leaner corporations would also mean less tenants and increased vacancies in commercial buildings.

Certainly, the impact of the GM and Chrysler bankruptcies on the real estate industry will not only be felt in Detroit and across Michigan, but also in various areas nationwide where approximately 2,300 GM and Chrysler dealerships will be closed.

In April, General Growth Properties, one of the country’s largest mall operators, filed for bankruptcy as more and more vacancies wiped out its mall income.

AutoNation’s chief executive Mike Jackson said that single-purpose property projects have to be changed in light of the bankruptcies and the recession.

Edward Montgomery, 1000 head of recovery for automobile industry communities under the Obama administration, said the bankruptcy filing by GM, once considered the symbol of U.S. industry, will hurt the employment markets and industries in the Midwest, especially Michigan, Ohio and Indiana.

Labor market researchers estimated that the bankruptcies of Chrysler and General Motors would cause over 1.3 million job losses by the end of the year.

In 1979, GM was paying the salaries of 618,000 employees, the largest number among U.S. companies. By the first months of 2009, the number is down to only 88,000. GM is expected to lay off another 21,000 employees and shut down up to 20 auto factories.

Nevertheless, President Obama’s administration is hopeful that General Motors will emerge from bankruptcy a better enterprise. He was expressing the same hope he conveyed when he launched his Making Affordable Home program to save American houses from foreclose home auction inventories.
